Sunrise Intracoastal

Located south of Sunrise Boulevard this upscale tucked away neighborhood actually forms a peninsula surrounded by the Intracoastal Waterway to the East and the Middle River to the South and West.

This small and secluded neighborhood makes immediate positive impressions due to its charming presence, that starts with only one point of entry and requires you to pass a guardhouse with a gate.  The neighborhood is made up of approximately 1/3 waterfront properties, located on its exterior borders to the East, South, and West, and 2/3 dry lot properties located in the interior.  There is a small park with a play ground, and residents are walking distance to the Galleria Mall, the beach, George English Park, Birch State Park, and many fine restaurants.  The neighborhood is located in the Bayview Elementary School district which is widely considered one of, if not the best public elementary school in the city, and the guaranteed access that being a resident provides adds significant value to the homes here.

 The waterfront properties are split between those with a back yard that faces east overlooking the Intracostal Waterway and the spectacular daily boat show that parades by, and those with back yards to the South and West that overlook the Middle River. Both groups offer ocean access with no fixed bridges.  Although both are highly sought after the homes along the Middle River have features that make them more appealing to certain people.  Some of these features are the views, with these properties offering some of the best wide water views in the city, the peace and calm that less boater traffic provides, the ability to dock boats perpendicular to the house as not to obstruct views, and for many of the lots, the sought after southern exposure.

The area is widely regarded as an exceptional neighborhood where homes routinely sell for more than surrounding areas.
