Coral Ridge Isles
Located between NE 62nd St to the North, NE 18th Ave to the East, Commercial Blvd to the South, and N Dixie Highway to the West, this small neighborhood is a unique mix of waterfront and dry lots on the Northern boundary of the city.
Coral Ridge Isles is appropriately named for the ten or so finger isle canals that make up the West side of the neighborhood, although about half the homes in this area are on dry lots. The area is primarily a family neighborhood, however a nice mix of singles, retirees, second homeowners, and couples without kids also find this a nice place to live.
Homes vary in size from smaller two bedroom houses all the way up to large four bedroom homes. Some of them have a pool, and a garage or a carport while others don’t. The primary draw to this area are the affordable waterfront homes that offer ocean access, the general location and proximity to US-1, I-95, shopping, restaurants, entertainment, the hospital, and of course the highly regarded Pine Crest private school right across 62nd St.
Part of the reason the waterfront is so affordable is the neighborhoods Northwestern location and the other is the 3 to 4 fixed bridges that boaters must deal with to get out to the Intercoastal. While the size of the fixed bridges varies by location, time of year, and time of day, an average mid tide height of 4.5 feet allows for some pretty decent sized boats to get in and out of this location.
Coral Ridge Isles is considered one of the great Fort Lauderdale neighborhoods located west of US-1, and the affordable waterfront options, along with the general location make it a desired place to be. Often if buyers are not looking for waterfront they will look at homes in this neighborhood, as well as the other west of US-1 neighborhoods to the North and South, in search of the best house for their money. Where as buyers looking for waterfront property in this location have to go north into Pompano to see other options and generally tend to stay in Coral Ridge Isles. Regardless, those who do choose this area to be their home find it a very pleasant place to be.
